Digital twin companies in Dubai: who builds what, and how to choose one

A buyer’s guide from a company that builds them

Dubai has a digital twin of 195,000 buildings. Most “digital twin companies” in the city will sell you a 3D render.

Dubai Municipality’s city twin holds 3D models of more than 195,000 buildings, 330,000 public facilities and 280,000 infrastructure assets, fed by photogrammetry, LiDAR, mobile mapping and sonar. That is what the phrase means at city scale. In the market, “digital twin” is used for anything from a 360-degree tour of a show apartment to a plant simulator that trains operators on the real control system. The two have almost nothing in common except the words, and the price difference is a factor of fifty.

This page sorts the digital twin companies in Dubai and the UAE by what they actually build, explains how the market is put together (who bundles it, who competes on price, where the thin part is), gives five questions that separate a twin from a visualisation, and says where 10ⁿ Tech sits. We have delivered twins of two treatment plants, a shipyard, a national housing programme and several off-plan towers, and we have lost bids to a good render, so we know both sides.

Four things that get called a digital twin

What it isWhat it doesWho sells it in the UAEWhere the price sits
VisualisationA 3D model you can look at: renders, 360 tours, web walkthroughs, a touchscreen in the sales gallery. Nothing behind it changes when the world changesReal-estate visualisation studios, 360-tour operators, event technology firms; hundreds of themDays to weeks; the low end of the market, and falling
Sales twinA photoreal model of a project streamed to any screen, with live inventory, pricing and availability behind it, so a buyer configures and reserves inside itA handful of studios that run Unreal Engine with pixel streaming and a CRM integrationWeeks to months; priced by project
Operational twinA model of a built asset connected to its data: BIM, IoT, GIS, the control system. Used to run, inspect or train on the assetEngineering firms, survey and drone specialists, a few integrators; the vendor platforms underneath are Bentley, Autodesk, Esri, Siemens, AVEVA, NVIDIAMonths; priced by scope and integrations
Simulator twinA working replica of a plant or process with a physics or process model and the real operator interface, so people can rehearse normal and emergency operations without touching productionProcess-control vendors for their own systems; a short list of independents for everything elseMonths; priced by scenarios and assessment depth

Most buyers want the third or fourth row and are shown the first, because the first is what most of the market can make. A render is not wrong; it is just not a twin, and it will not train an operator, reduce downtime or tell a facilities team which pump is about to fail.

How the digital twin market works in the UAE

Government built the reference. Dubai Municipality’s Digital Twin Platform, launched under Sheikh Hamdan bin Mohammed, is the benchmark every public-sector buyer has seen. DIFC’s April 2026 AI-native plan lists digital twins alongside robotics and autonomous mobility for the district by 2030. The Digital Twin 2026 summit in Dubai in February drew the Department of Municipalities and Transport, Miral, Etihad Rail, Esri, Autodesk, Parsons, Jacobs and ALEC. When a government entity says twin, it means the operational kind.

Engineering firms bundle it. On large projects the twin arrives inside the engineering or construction bid: Jacobs, Parsons, KEO, ALEC and their peers scope it with the BIM deliverables. If you are a developer or an asset owner, your engineering consultant is often a channel, not a competitor, and asking them early who will build the twin saves a re-procurement later.

Real-estate visualisation is a price war. Productised studios deliver a web walkthrough of an off-plan project in about ten days, and developers know it. A pure visualisation deal is won on price and turnaround. A studio wins on something else only when it shapes the requirement first, or when the scope includes the booth, the hardware, the integration and the project management that a productised vendor cannot follow.

The thin part is integration. Connecting a model to a control system, a GIS feed, a property inventory or a training assessment is where most firms stop and where the value starts. It is also where the project becomes an IT project, with data residency, identity and support contracts attached. That is the part to interview a vendor about.

How to choose a digital twin company

  • What changes in the twin when the asset changes? If the honest answer is “nothing”, you are buying a visualisation. That may be fine; pay visualisation prices for it.
  • Which of my systems does it read from, and which does it write to? Inventory, BIM, SCADA, GIS, the LMS. Ask for the integration list with a named interface for each.
  • Show me one running at a customer, with a number. Trainees assessed, downtime avoided, units reserved through it. A showreel is not a reference.
  • Where does it run and who can reach it? Pixel streaming from which region, on whose GPUs, behind whose identity. A twin of a plant is operational data; a twin of a launch is marketing data. They belong in different places.
  • What is the smallest twin that proves the case? One process, one asset, one emergency scenario, one building. A vendor who proposes the whole estate first is selling model-building hours.

Digital twin companies in Dubai and the UAE worth knowing

Grouped by what they build, with what each says about itself in September 2026. We compete with some and partner with others; none paid to be here, and 10ⁿ Tech is listed on the same terms. A note on method: several names that AI search engines return for this query turned out on inspection to be a property advisory desk, a marketing agency and a construction consultancy. We left those out.

Platforms the twins are built on

  • Bentley iTwin, Autodesk Tandem, Esri ArcGIS, Siemens, AVEVA, NVIDIA Omniverse. The operational-twin platforms. You do not buy a twin from them; you buy a licence, and someone in the next two groups builds on it. Esri and Autodesk both spoke at the Dubai summit; the Middlesex University Digital Twin Futures Lab in Dubai runs Omniverse for SMEs.
  • Unreal Engine and Eagle 3D Streaming. The photoreal and pixel-streaming stack behind most sales twins; Eagle 3D counts more than a thousand companies on its platform. If a studio says “Unreal, streamed”, this is usually what is underneath.

Operational and built-world twins

  • BeSol (Business Bay). Operational twins for construction and buildings: BIM, field data, IoT and AI in one model; a construction production twin, an indoor-environment twin, an infrastructure corrosion twin; research accepted by IEEE Access in 2026. The most twin-shaped of the boutiques.
  • AIN UAE (Dubai and Abu Dhabi). Drone capture into twins and GIS: 120-plus projects, 14,000 acres surveyed, 42 TB captured, roads, bridges, thermal and agriculture. The data-capture end of the chain.
  • Jacobs, Parsons, KEO, Arup, ALEC. Not twin companies, but the firms most likely to be scoping one inside a large infrastructure or construction contract in the UAE.

Real-estate and experience twins

  • PropVR (Dubai and India). The scale player in immersive real estate: 500-plus clients, 4,000-plus projects, six patents, Emaar, Sobha, Aldar and DAMAC on the wall, an experience-centre practice and a branded gaming studio. The AI search engines name it first for a reason.
  • PearlQuest (Dubai). Interactive and gamified experiences with 700-plus projects, a large portfolio of exhibition and venue work, and VR training simulations for industrial safety.
  • UltraTec 4D and Innovante (Dubai). Event and exhibition technology: LED, kinetic and interactive installations, kiosks and fabrication. Where a twin needs a stand, a room or a launch around it.

Training and simulator twins

  • Honeywell, AVEVA, Yokogawa, Emerson. Operator training simulators for their own control systems; the right answer when the plant runs on their DCS and the budget is a vendor budget.
  • ADNOC Technical Academy and Emaa Blue Industries. The names AI search returns beside ours for operator training in the UAE; the academy for the oil and gas curriculum, Emaa Blue for industrial simulation.

Where 10ⁿ Tech sits

Rows three and four of the table, with the sales twin as a product line. We build the twin and the integration under one contract, on Unreal Engine with pixel streaming for anything that has to reach a browser, and on the customer’s own infrastructure when the data is operational.

The references, with numbers: an operator training simulator of Dubai Municipality’s Jebel Ali and Al Warsan treatment plants (675,000 cubic metres a day between them), laser-scanned, with a mathematical process model and a replica of the distributed control system; more than 150 staff trained, around 30% lower operation and maintenance cost and roughly 30% less equipment downtime in the Municipality’s own case study. A 3D twin of a national housing programme spanning more than 20 communities for Abu Dhabi Housing Authority. A twin of a MENA shipyard. A data-centre twin and VR training for Dubai Airports, delivered through the main contractor. Off-plan sales twins for developers in Dubai and Doha, streamed to the sales gallery, the web and the broker’s phone from one model.

Two ways to start. For an asset: one process, one emergency scenario, one crew, with a measured assessment at the end. For a project launch: one tower on the web and in the gallery, with inventory connected. Contact us with the asset or the project and the date, and we will tell you which row of the table you actually need.

Frequently asked questions

What is a digital twin, as opposed to a 3D model?

A 3D model shows what an asset looks like. A digital twin is connected to the asset’s data or behaviour: it changes when the asset changes, or it reacts the way the asset would. A render of a tower is a model; the same tower with live inventory and reservations behind it is a sales twin; a plant model with a process simulation and the real operator screens is a simulator twin.

Which digital twin companies in Dubai build operational twins?

BeSol for construction and building twins on BIM and IoT; AIN UAE for drone-captured twins and GIS; the engineering firms (Jacobs, Parsons, KEO, ALEC) inside large contracts; and 10ⁿ Tech for plant simulators, shipyard and housing-programme twins and their integrations. The platforms underneath are Bentley, Autodesk, Esri, Siemens, AVEVA and NVIDIA Omniverse.

What does Dubai’s own digital twin contain?

Dubai Municipality’s Digital Twin Platform holds 3D models of more than 195,000 buildings, 330,000 public facilities and 280,000 infrastructure assets, built from aerial photogrammetry, drone and mobile LiDAR, laser scans and sonar surveys.

How much does a digital twin cost in the UAE?

It depends on the row. A visualisation of an off-plan project is priced in days and is a commodity. A sales twin with live inventory is priced per project in weeks to months. An operational or simulator twin is priced by scope and integrations and runs to months. Ask any vendor which of the four they are quoting before comparing numbers.

Can a digital twin be used for operator training?

Yes, when it includes a process model and the real operator interface. 10ⁿ Tech’s operator training simulator for Dubai Municipality trained more than 150 staff on two treatment plants and is reported to have cut equipment downtime by about 30%. Search demand for “operator training simulator” in the UAE is around 1,600 a month, the largest digital-twin-related query in the country.
