Digital twin company, Dubai
One model for the sales gallery, the website and the broker’s phone, with the inventory behind it.
10ⁿ Tech is a Dubai digital twin company. We build off-plan sales platforms and interactive masterplans on Unreal Engine with pixel streaming, operational twins connected to a site’s own data, and operator training simulators on a replica of a plant. References include Baraha Town in Doha, Dubai Municipality’s treatment plants and a cloud-streamed 3D app for Abu Dhabi Housing Authority.
What we build
| Twin | Who it is for | Where we have done it |
|---|---|---|
| Off-plan sales platform: kiosk, remote selling and web from one model | Developers | Baraha Town in Doha, all three layers; the IRTH online sales tool in Dubai |
| Interactive masterplan at city scale, on a phone | Master developers | A Mostakbal City demo: 99.9% of buildings drawn, about 63,500 trees, 9.5 MB on a 4G phone profile |
| Operator training simulator | Plants and utilities | Dubai Municipality’s treatment plants: more than 150 staff trained |
| Data-centre twin with live DCIM | Infrastructure operators | Temperature, humidity, energy and capacity per hall, and incident replay, for Dubai Airports through the main contractor |
| Port and yard twin from public data | Port and terminal operators | A Port Botany demo: 11,539 containers found on a 25 cm aerial photo |
| 3D app for a government housing programme | Authorities | A cloud-streamed 3D app for Abu Dhabi Housing Authority |
Pixel streaming or a web map
Two ways to put a twin in front of a buyer. Pixel streaming renders the photoreal Unreal Engine model on a GPU server and streams it as video, so a phone shows what the sales gallery shows. It costs GPU hours for every open session. A web map draws a lighter copy of the same place in the browser itself: no streaming bill, and it loads on a 4G phone, at the cost of photorealism.
We use both, often in the same project: the stream for the gallery and the remote-selling call, the web map for the link a broker sends at night. When the inventory behind them is the same, a unit sold in one view is sold in the other.

How a project runs
- Pick the kind of twin: a visualisation, a sales twin, an operational twin or a simulator. Our buyer’s guide explains the difference.
- Gather the data: drawings, BIM or CAD, imagery, the inventory, or the control-system feeds.
- Build one tower, one asset or one process first, with the data connected.
- Choose the delivery: pixel streaming, a web map, a kiosk, or all three.
- Run it: hosting, updates as the inventory changes, and support.
Frequently asked questions
Who builds digital twins for real estate developers in Dubai?
10ⁿ Tech builds off-plan sales twins and interactive masterplans for developers in Dubai and Doha, with the developer’s inventory behind the model. Baraha Town in Doha runs a kiosk, remote selling and a web experience from one model. For the wider field, see digital twin companies in Dubai.
What is pixel streaming, and why use it for property sales?
The photoreal model runs on a GPU server and reaches the buyer as a video stream, so a phone or a laptop shows the same quality as the sales gallery screen. The buyer can still fly, pick a unit and open its floor plan.
Can an interactive masterplan run on a phone?
Yes, as a lighter web map of the same city. Our Mostakbal City demo downloads 9.5 MB on a throttled 4G phone profile and draws 99.9% of the buildings counted on satellite imagery.
What data do you need to start a digital twin?
For a sales twin: drawings or a 3D model, finishes and the unit inventory. For an operational twin: the BIM or CAD, and access to the systems it should read, such as SCADA, DCIM or GIS. A port or city twin can start from public imagery and add the operator’s data later.
Do you build industrial digital twins?
Yes: operator training simulators and operational twins for plants and infrastructure. See industrial digital twins and digital twins for off-plan sales.
